Agent-Provided Properties
When you provide and list properties through our platform:
- Agent: 60% of commission
- Platform: 40% of commission
Platform-Provided Properties
When properties are provided by the platform and assigned to you:
- Platform: 60% of commission
- Agent: 40% of commission
Agent Responsibilities and Legal Obligations
1. Property Verification Requirements
As an agent on our platform, you are legally obligated to verify all properties before submission. This includes but is not limited to:
- Verifying property ownership or legal authorization to list
- Confirming all property details are accurate and truthful
- Ensuring property meets all safety and legal requirements
- Validating amenities and features listed are present and functional
- Confirming pricing is accurate and transparent
- Verifying property location and GPS coordinates are correct
2. Zero Tolerance for Scam Properties
STRICTLY PROHIBITED: Submitting scam properties, fraudulent listings, or any misleading information is absolutely forbidden and will result in immediate account termination and legal action.
Scam properties include but are not limited to: properties you don't have authorization to list, properties that don't exist, properties with false information, properties with misleading images, or any attempt to defraud students or the platform.
3. Legal Liability and Responsibility
You will be held fully responsible and legally liable for:
- Any misinformation, false claims, or lies about properties you submit
- All damages, losses, or harm caused to students due to fraudulent or inaccurate listings
- Legal consequences including but not limited to civil lawsuits and criminal prosecution
- Financial restitution to affected parties
- Platform damages including reputation harm and operational costs
By agreeing to these terms, you acknowledge that you understand and accept full legal responsibility for all properties you list on this platform.
4. Platform Compliance
- All properties must be approved by platform administrators before going live
- You must respond promptly to inquiries and maintain professional communication
- You must comply with all local, state, and federal laws regarding property listings
- You must maintain accurate and up-to-date property information
5. Account Verification
Your account will remain in pending status until you accept these terms and conditions. Only verified agents who have accepted these terms can submit properties for approval.
6. Agreement
By checking the agreement box, you confirm that:
- You have read and understood all terms and conditions
- You agree to the commission structure outlined above
- You accept full legal responsibility for all properties you list
- You will verify all properties before submission
- You understand that submitting scam or fraudulent properties will result in legal action
- You agree to comply with all platform rules and regulations
